By using optimalhomeservices.com or requesting a quote, you agree to these terms. They cover what we promise, what we don't, and how we handle the inevitable real-world stuff that comes up on home projects.
Use of the site
This site is informational. Submitting a quote request doesn't form a binding contract — the work agreement happens when you accept our written estimate in writing. You agree to use the site lawfully and not to misuse our forms, phone, or email for spam or impersonation.
Estimates and pricing
- All estimates are good for 30 days unless we say otherwise in writing.
- Pricing assumes standard conditions. If we discover unexpected damage (water damage behind drywall, rot under flooring, lead paint, etc.), we'll pause and discuss the change with you before adding cost.
- Material price ranges shown on this site are typical Austin-area ranges for 2026 and are not binding offers.
Scheduling and access
You agree to provide reasonable access to the work area, working utilities (water, electricity), and a safe environment for our crew. Pets and kids need to be safely away from the work zone during the job.
Workmanship and warranty
We stand behind our work. Painting jobs include a 30-day touch-up window where we'll fix anything you flag at no charge. Flooring jobs carry the manufacturer's product warranty plus our installation warranty as specified in your written estimate. Warranties cover defects in our workmanship, not damage from normal wear, water, pets, or improper use.
Liability
We carry general liability insurance. To the maximum extent allowed by Texas law, our liability for any claim is limited to the amount you paid us for the specific job at issue. We are not liable for indirect, consequential, or incidental damages.
Photos of finished work
We may photograph completed work for our portfolio. We do not include identifying information (address, your name) without your written permission. If you prefer your project not be photographed, tell us before we start and we'll skip it.
Disputes
Most issues are resolved by talking it through. If we can't, disputes are governed by the laws of the State of Texas, with venue in Hays County, Texas. Either side may pursue claims in small-claims court for amounts within that court's jurisdiction.

We may update these terms as our business or applicable law changes. The "last updated" date at the top reflects the most recent revision.
